The Buying Process

  • 01. Initial Meeting + Financing.

    We'll arrange a meeting to clarify the home buying process and address any questions you may have. If we align well, we'll formalize our partnership with a representation agreement. Afterwards, you'll have the option to select a lender or determine the best way to allocate your funds for the purchase.

  • 02. The Search.

    Once you are pre-qualified, I will set up a property search so that you are notified when new properties hit the market. As your agent, I will keep you updated on new listings and coordinate viewing appointments with sellers on your behalf. It is often best to schedule a showing as soon as possible. Preparation is key! 

  • 03. The Offer.

    When a promising property becomes available, we arrange a viewing. If it captivates you, we swiftly craft a competitive offer before the seller's deadline. Typically, expect a 24-hour wait for a response. In a competitive seller's market, negotiation chances can be limited. Often, submitting your "highest and best" offer is the most strategic approach.

  • 04. Under Contract.

    The seller accepts your offer, marking a moment of celebration! If your offer was conditional upon a building inspection, we'll coordinate one for you. I can recommend skilled inspectors and help schedule the inspection. We'll also set a "due diligence" deadline to finalize negotiations with the seller

  • 05. Appraisal + Closing.

    If you choose to move forward with the contract post-inspections, we'll await the appraisal report, especially if you're financing the purchase. This typically takes 2 to 4 weeks after entering the contract. If the property appraises at or above the purchase price, we progress to closing. We'll collaborate with the title company to finalize documents, complete the financing process, and then you'll receive the keys to your new home. Time to celebrate!
